  • One Pouncey

    Blackwood Development Company is proposing new construction of a 227-unit elevator-serviced market-rate multifamily community consisting of one- and two-bedroom floorplans in the Short Pump area. The project will be located at 4545 Pouncey Tract Road in Henrico County, Glen Allen, Virginia. The developer is proposing to utilize the HUSD221(d)4 program for both construction and permanent financing. The project is a joint venture between Litt Thompson of Littleton Properties (LP) and principals of Blackwood Development Company (BDC). In addition to the 227 units (Phase 1), the development will feature 20,000 SQFT of commercial space. The $55,000,000 will begin construction in the Fall of 2022 with a completion date of Fall 2024.

    Blackwood Development Company is joint-venture development partners at the former Caravati’s warehouse where it plans to substantially improve the real estate by converting the existing industrial warehouse and land into 42 apartment units with surface parking. Construction started in earnest in November 2021 and is expected to complete in the Fall of 2022.

    Blackwood Development Company has the opportunity to redevelop a one acre site in partnership with Catalyst Development and Hourigan Development. The site is located near the gateway to the Manchester Neighborhood that is being revitalized with multiple new midrise apartment and office buildings. The project would  consist of 176 apartments and 140 parking spaces.  The $40,000,000 project should kickoff in the Fall of 2022 with final completion scheduled for 2024
